Here I go.....


Here I goes;
Thanks to Shoe Guy, in a moment when my manhood was questioned (and not in a good way), I manned up and took on the challenge of running 110 consecutive days with the world famous Raven.

For those who follow this blog (get help ASAP) you know that I ran 31 days straight in December to raise dough for Miami Children's Hospital.

It was a great success and with your support we raised 2500.00 (again a heartfelt thanks)

Now the run is all about Raven and when I will fail to show up and not run.

The Run;
I start on June 30 and if all goes well finish on October 17; which just happens to be Ravens 60th birthday. That's a 110 days, at 8 miles a day at 5:30 in the afternoon in the Summer heat.

"What a freaking idiot" you say......yup.

The Bet;
For every 10 bucks, you pick a day with in the time period and if I fail to make the run on that date, you win 2/3 of the total dough in the pot (the other 1/3 will support Raven)

You can pick any day and as many days as you wish EXCEPT day 110 (October 17) that day is exclusive to Raven as he will have put up with me for 110.

How to play;
Just pick a date (dates), send in a check (we'll have a special account set up) and lets see what happens.

The Goal;
Couple of them;
First and foremost is my love of controlling the weather (inside joke)
Second is the sense of accomplishment that goes with sweating my butt off in the summer.

Kidding aside, the real reason is to show someone who has selflessly given 35 years of dedication to an endeavour that he loves and invites ALL folks to run with him.

"It's Curtains....

/Drapes/window treatments/decorative patio accessories (HUH) for you Spidey Javi"; or so stated my arch nemesis "Mr. Contractor man"

All I know is that in the end, it's going to cost your Friendly Neighborhood Realtor (FNR) some dough...guess I should not have called on Saturday.

Over the years, I have lost count of how many Minor roof leaks, floor creaks and over all freaks I've taken care of to close deals.

This one rates right along with the best BUT not the BEST!

THE BEST:

Sold a place in Palmetto Bay years ago and we get to the closing date walk thru and my customers notice that the hurricane shutters were missing.

I approach the Listing agent and ask " oye, donde estan los shutters?"

She replies "Ocala"

I respond "Ocala, WTF?"

She calmly explains that the owner was terrified of Hurricanes and took them to their new place in Ocala.

I respond "Seriously, Ocala?"

She "Yup"

Me "OCALA"

Hell any self respecting Hurricane would not waste his/her time hitting Ocala; the only f@#$%^ things in Ocala are horses, bad wine and the KKK..........oh yeah and my Uncle.

True Story.

BTW; all I can tell you is that "Shutters"cost more than "Decorative patio accessories"

Till 7:15 Saturday morning; this is so way better, as you get folks before they start drinking!!!!!

While I was away.....

The Gremlin's struck......wirelessly!

Took a couple of days off to visit friends in BeanTown (also went to an old person concert, more on this later) and instead of causing any major climate incident as soon as I stepped on the Plane, my office wireless went.....Less!

Internet also went kaput and in short the office came to a complete halt.

So we busted out the old stand by; pencil and paper and plowed on thru it.

Ok, old person concert.....

You know your old when the folks on stage are mentioning the "Everly Brothers" and the stage moves REALLY slow so they don't fall off it.

Truth is Carole King still has it.

OH and for those youngsters who do not know who she is; well back in the days before "8 tracks" there was a thing called LP's and she had the best selling LP of all time.......she also worte songs for the Everly Brothers.....

Well it seems that climbing on a roof caught BOAs attention.

After risking my life, they have decided to send it to their valuation dept……big freaking whoop; they do this with all of their shorts.

They requested pictures, comps and blood samples from the CSI moment; which of course we will supply.

They will then take all of this information and get back to us, oh I can’t wait.

Can't wail till Friday at 5........sip

Cryptic Crap...........

Minding my own business when I get this on that stupid little window that appears as a hologram and spawned the movie "you have mail"

"You have received a secure message from Bank of America"

Quick, cue up the mission impossible theme.

You all know how I just LOVE BOA; so when the email hit, my immediate reaction was "oh well there goes another deal"

Damn and it's not even Friday!

Well the email is so secure that it is almost impossible to open it.

You have to log in, create yet another user id & password; that is of course case sensitive, has to have 10 characters and must include caps, numbers and one Chinese letter.

And then you have to answer 7 security questions that will get you to another box that has those squiggly letters that old folks like me can't make out.

So of course you go through all of this, hit enter and ............Nada.
That's because you messed up, hit one wrong key and have to input all the same info back in.

Well after several attempts and a couple of choice expletives, I get logged in.

Want to know what the "SECURE" email read?
You know you do...............


"I sent an email to my contact requesting you be updated/contacted on the file again. Please let me know if you don’t hear back by the end of the week."


Look if you have nothing to tell me.......at least wait till Friday at 5!

BTW; just to piss off BOA, I will unsecured all future secure emails, unless they self destruct in 5...4...3....2....

Oh well so much for a reassessment from the lovely folks at BOA.

Today we got our official counter and......yup apparently the folks in BFE know what a property is worth down the street from me.

They must be using Zillow or drunk, unemployed appraisers/mortgage brokers/handiman/investors/etc...........

But I will not give up; I have a plan, it's not a good one (BP) but a plan never the less.

Friday phone calls

Every Friday I get home, pour a single malt, sit on a lounge chair and wait for the "calls"

They usually start out with "Hi Javier, sorry to be calling so late" and end with "have a nice weekend" HAHAHA, No you are not sorry, you just want to get this off your desk and TRY to screw up my weekend.

But remember "Mr. 5pm Caller" I'm in Real Estate, so most of my weekends are already screwed up....jokes on you!

Well this past Friday I got one that was classic, it went something like this;

"Hi Javier, sorry to be calling so late but remember that Short Sale that we approved yesterday?"

"Yes" I answer.

"well we decided to un approve it"

Sip....."thanks, I really appreciate you doing that" ...Sip....

"We'll call you Thursday to update you"

Sip...."Can't wait".....Sip

wait for it....




"Oh, and have a nice weekend"

Happy Daze part 2

And after further review BOA is re analyzing their original appraisal....no shit!

When I got the news about the "small difference (400k)" of opinion/value between BOA and your Friendly Neighborhood Realtor, FNR went a bit "street" on BOA (causing a small restraining order but that's for another day) and they are "reviewing" the file.

What they need to review is the idiot who made the original statement based on an old appraisal and not from the THREE, 3, si tres...BPO's that were done 2 days prior to BOA calling us.

So, we are now waiting for the review of the review....oh and did I mention there is a second?

Ah, short sales so much fun...

Happy Daze!!!!!!!!!

We're back, or so said the freaking idiot at Bank of America which stated the following a couple of days ago "your trying to steal that property, it's worth 400k more than your offer"

Now said property is a lovely 3/3 with a den that needs and not in any particular order; a new roof, mold remediation, termite treatment and closing a pesky little (6ft ) opening that has caused the master bedrooms floor to become part of the garden....oh and the pool is a CSI moment waiting to happen....in short this place is F@#$ Up..

This property is not worth what the bank claims even if it was fixed up to the nines and smelling of fresh baked cookies (and not my Cookie).

I have a BOA rep sitting in a cushy office in BFE, looking at an appraisal from god knows when and telling me what a property that is located down the street from me is worth.

Well all I can tell you is that if you want to buy a home in South Grove get ready to pay 400 a ft......Oh and you better pay CASH, cause BOA will not finance it....
