Ran the final day of my Charity Commitment today, had some company as my brother and his wife joined the fun.

In total 31 days and 250 miles.

We had about a hundred runners out tonight.......and No it was not because of me.

A BIG CONGRATS TO RAVEN (Robert), He has now begun his 35th year of running EVERYDAY and involving over 1000 folks in his passion.

Raven, Thank you for supporting and encouraging my efforts.

So far we have collected $1,915.00 for Children's Miracle Network and I still have some more pledges on the way.

I want to take a moment and thank everyone who was kind enough to give to this cause.

A Year Older....

And 10 years wiser.......

What a year; I thought I had it all down and knew most of the stuff out there.
But Damn, this town throws all sorts of new stuff at ya every day.

The good part is that I have been around long enough to know that all the "NEW" is really the same old "OLD" just repackaged.

In this GIG, it helps to have experience on your side....

And as I like to say "It's not the Years, but the Miles", which leads me right into .......

I just completed day 30 (yes, it's my BDAY) and mile 241.8.....

So one more day and 8.2 miles to go.

PROOF OF FUNDS..............

Today was a cool day, I was able to give Ivette (the pretty one in the pic) $1,075.00 in donations that we have already collected.

I still have some more dough to give, as donations are coming in daily (I thank you!!!!)

It's almost over, as I completed mile 231.6 and 29 days and tomorrow is a special run......

I was a Running....Mile 213.0 and 27 days in a row.

The Strut; was the "King Mango, soon to be the No Name parade" and it's held every last Sunday of the year; it mocks the previous years events.....lots to mock this year.

The Run; well you all know by now that I have dedicated the month of December to Run 8miles everyday with a group of folks who get together on SoBe (RAVEN RUNS) and have folks donate/pledge a mile completed amount.

The Charity; Children's Miracle Network which works directly with Miami Children's Hospital.

If I did all the days (which I will) it will total 250 miles in 31 days....so if you pledge .10 a mile your into me for a whooping 25bucks.....

Well I did; I finished mile 205 and it.........HURT.

Today was tough but nothing a little ice, scotch and sleep won't cure (and not in that order)

I'ma Running...........

OK just to be clear here, this is going to be a completely politically incorrect blog but I thought it was funny....in a politically incorrect way.

So here goes.

Going to a showing early this chilly morning and we stop at a 4 way stop sign in the Grove (this in itself is rare) and we notice some police action.

Why did we notice?

Well, it's because everyone STOPPED at the 4 way stop sign and they were really polite like in:

"you go, no really you should go, no please you were here first" this just does not happen in Miami..........

All the while "Mr Officer Friendly" (if you grew up in Miami, you KNOW Officer Friendly) was trying to RUN said 4 way stop sign because he was after "I'ma Running".

Now "I'ma Running" comes hauling ass off the corner of the building, screaming "I'ma Running" (I am not making this up) and in hot pursuit was "Officer Friendly" and this is were we go politically incorrect.

"I'ma Running"..........Dude, you let a "husky" Officer Friendly catch you?????

This guy was in a nice warm police cruiser and you make this guy get out and chase you down the street; in a windbreaker!

Damn Son, you deserve to have Officer Friendly not be so "FRIENDLY" (if you get my drift); now I know why they wear those boots.......

"I'ma Running" is not getting anything from Santa; he was a bad boy.

God I love the Grove!

OK, I've been doing this Real Estate thing for a while now but everyday I learn something new.

The Story:
Nice young family decides that they want to partake in Short Sale hell and they make an offer on a place; after what seems like a year (it was really longer) and meeting all sorts of lending criteria (FHA) we get to closing date.

HAHAHAHA

Not so fast there young family; remember that interior wall that was missing?
The one that has been missing for the last year and no one gave a crap about?

Well surprise; the lender wants it back and they want it back NOW!!!!!!!!!!!

WTF; you would have thought we were holding the wall hostage or something.

Now; we've been in this deal, like what a year?
The day before closing you decide this is a "closing condition"?

NOTE TO LENDERS; relax, just cause you all #%^&* up and lent dough to anyone with a pulse, does not mean that now you have to become interior consultants.

Just worry about credit worthiness and let the pros worry about remodeling.

Oh and yes I did complete mile 153.3 of the "Raven Run", even bought a shirt (had to it was a bit chilly) to prove it.

Interesting tidbit for those of you who suffer from OCD, Raven added a little change yesterday, first time he has done that since March of this year.

Where did he go?
Visited a lifeguard reunion on 10th St....and we all followed like little ducklings.

Against the wind...........

I was running against the wind; It was blowing at 30 kts, surf was up, sand was flying and yes I completed mile 145.2. (surfer dude, where were you?)


That's 18 days in a row participating in the "Raven Run" and we had 8 folks out there to prove it.


I worry about these 8 folks but not as much as for my trusty assistant who got this call...

If you did not see the weather today, it was because you were inside all snug and dry; I on the other hand was running 8 miles (47th st) in a hurricane..............

Look if I completed mile 137.6 in this weather, you might as well figure that I'm going all the way (31 days/250 miles) and just send the dough now.

Tis the season for giving and you might as well GIVE.

Speaking of giving I want to thank all of those that "TRUST ME" and have already sent in the dough; we're up to $900.00 so far in hard cold cash and more in pledges.

Real Estate related (speaking of Related.....I feel for them, NOT) I'm Looking forward to the new year and new listings, it's tight out there.

I know it's going to be an interesting year in Real Estate as several factors will begin to come into play.

Look for; Interest rate shock, the end of the first time Home Buyer credit and a further tightening of the housing stock as Foreclosures start to come off the market.

Remember, Real Estate is Local and we are already seeing the F/C & S/S tightening.

Seller's get your product out there ASAP.

I just finished mile 129.6 , which means 16 days straight and I feel just "FINE".

Just "FINE" means that my toes are blue, my shins "click", my knees are non existent and my hips have no.....hips!

Outside of that I feel.......OLD.

But I'm plugging away and will complete the 250 miles.

Well we reached out to the lender this week and their reply was:

"I HAVE 60 FILES IN FRONT OF YOURS"..........so call me in 60 days!!!!!!!!!!! or not!

I think Idiot Realtor knew more then what they were leading on too.

I on the other hand ran a quick 8.3 today, total of 121.4 so far.
Look kids, you might as well give in and start sending in the dough....

I'm completing the 250!!!

2 Weeks Down.....

14 consecutive days (113.1 miles) on the "Raven Run".

Getting excited about collecting big dough from all the pledges; didn't think I would get this far huh?

I will say, so far it has been a lot of fun; The Raven Runners with me are very supportive (and very bright & funny) and folks are really getting behind this project...I thank you!!!

I will hold up my part of the deal; come rain or shine....or family commitments, I will run for this charity.

Now on another note; I have said this before and I'll give it another go.

Cool day today; we celebrated my Mom's 80th at her place and she really enjoyed it.
Good eats, fun and her blowing out the candles....lots of than.

I got to complete the run (13 day's and 105 miles), So all good.

Just finished my twelfth consecutive run (96.8 miles) and I started early; Ana cooked and I could not wait to get home (Thank you Elizabeth's on 36th)

Yeah, that's how many days it takes to close an A/C permit in Miami-Dade County.

But we did it!!!!!!

We closed the permit this morning and the inspector was really cool; He helped us get the deal done and keep a seller from foreclosure (I truly thank you).

BUT......

What has always pissed me off is that if vendors deal with their issues ASAP , we would not have to put up with all the bullshit that they cause (16+ years)........but that's just me.

BTW; the earth will stopped tomorrow at around 9:30 am as I redo my front lawn.

Oh and yes, I did finish my 7th day of running (56.6 miles) and I received my first donation pre finish (way to believe).........

I'm sorry.......

I have caused all the rain in the last couple of weeks.

If you are not aware, we have had a high degree of heavy rains which is very unusual for our "Dry Season".

As I have mentioned before, I am the cause of several natural disasters and climate changes.

So to prove my point I laid down new sod 2 weeks ago and you guessed it........RAINED & RAINED....AND RAINED.

Most Rain in November in years.
December...hell we already hit the months maximum.

Now I have "fungus" in the sod and it's about to get worst......I am planting a new hedge.

I laugh at the "Mayan calender" 2012 my ass............

I truly control the weather!!!!!!!!!!!!!!!!!!!

Oh and yes I did run today and you all DO owe me 48.5 miles................

BTW; the wedding will be on TV on Monday.

Today we had a nice wedding on our daily Raven's Run; Flasher and Creve exchanged vows on the run.

She wore a sweet white thong and veil and he wore a nice bow tie.

All the guys wore bow ties and we all looked liked out of work "Chippendale's"; I have pictures to prove it.

All the ladies wore lavender tulle and they looked great; I have pictures to prove it also.

As Shoe Guy would say...........all good.

No, it's not how many days RAVEN has run in a row.....but pretty damn close.

Remember that I had an inspection today to close a permit?

Well apparently they have not had enough time to close this permit since they opened it in 1993'.

Ok, so we reopen this permit and request an inspection and yes you guessed it the inspector does not show; why because what the hell let's wait another @#$%^& day to close it.

It's only been opened 6,000+ days.......why not wait the weekend and see if something is wrong with the A/C.

And you wonder why I run....

Yes, I finished and it's 4 days straight and 32.5 miles....pay up.

BTW; tomorrow is a big day, we run a wedding!

The Sheik is a well kept dude that runs with Raven, it was his bday today and we have a wedding on Saturday, also a tattoo removal; to quote Crash Davis...."we have a lot of shit to deal with" on these runs.

So I was thinking today (I do this every once in a while) as I was threatening an A/C vendor with ALL sorts of shit that I was going to rain down on him if he did not close a permit; how the hell did I get here? (well I drove, but)......

Really;
When did it become part of my job to close permits? (today)
When did it become part of my job to threaten Lenders for funding? (yesterday)
When did it become part of my job to FIND lenders to finish a deal? (tomorrow)

What happen to Bedrooms? Bath? Garage? Pool?

It's not about that anymore (note to new agents); if you cannot resolve lending issues, you are toast.

Got to today's run late (yes, I still work) and I paid for it.

Raven decided not to wait for me, doesn't he know who I am?
Oh Yeah, why should he; he's been running for 35 years (102,000 miles today, congrats!) and I have been running....ONE DAY.

So they took off and I had to make up about 5 minutes time and catch them; which your trusty neighborhood Realtor did.

What I forgot was that this was a new route and it took us up to 35th St where the sand is really mushy and soft and just a bitch to run in.

I taking two Tylenol tonight with my scotch, BUT you all owe me 16.4 miles!!!!!!!!!!!!

Now why was I late?

Because I am still a Real Estate Agent by day and I was fighting with a freaking Lender who had not funded a deal in what felt like a freaking month and everyone was getting really "un thankful".

I spent an hour and a half just looking at them and making them call everyone on the freaking Rolodex (do people still use Rolodex?) until we got the funding................and we did (so all good)

Now I should be getting a good nights rest....

BUT,

Tomorrow I have to be at the County at 8am fighting with a freaking vendor who has not closed a permit since freaking 1993; what he did not have enough time?

This dude is causing all sorts of problems and he does not give a crap.....so I have decided that I am going to become is new BFF.........NOT.

AND you wonder why I run!

Some dude named Christian Louboutin or something.
Apparently he designs really tall shoes that I could never wear but the ladies can and some of them were "spikey".

In short, if the ladies were wearing these "spikey" shoes and you (guy) said/did something stupid (IE Tiger Woods) and if she kicked you with them (no need for a 3 iron) it WOULD really hurt.

After completing my first day run, I was invited to an Art Basel thingy were I met said Shoe designer.

I also had some fun with a valet attendant, but that's for another day.

BTW; he has a firm handshake for a shoe designer.
