Brother can you spare a wash?
May part 2.
This one will go down as one of my most classic post closing moments.
Close on a home, nice young couple buys it and as most young folks they want to make some changes in the home; paint, clean, change the toilet seat.
So the couple is doing this one lovely Saturday afternoon when out of the blue.............wait for it............
One of the Sellers family members shows up and starts to use the washer in the carport.
Imaging the new owners surprise when they see the basket of clothes and tide bottle.
Being young folks they freak; but think to themselves, hum maybe it was in the contract that the Sellers Family can do laundry for a period of time.
They quickly review the contract, make a couple of calls and come to the conclusion.........
THIS PERSON IS CRAZY....
They confront said person who tells them;
"Well since you have not move in I thought I could do the wash"
When told, ahh no we now own the home and you are trespassing; this is when it goes classic........
Not missing a beat, said family member goes for gold......
"well since I'm already here do you mind if I do just one load"
True story.

CASH, what cash? or will I ever sell this place.......
Let's start May's recap with the first week.
Have a great listing in South Gables, very cute Old Spanish...in fact so cute that I've sold the place 6 times but that's for another post.
Well the story goes like this.
Reduce said Old Spanish by 50k and all hell breaks loose and I get 5 offers, start working the deals and finally get one to a number that is acceptable to my sellers and right before the final initial in walks..................CASH.
CASH (as we will call this buyer) comes crashing in with a higher offer, no inspections and closes as soon as we can get the closing docs in line. This is Realtor heaven and we proceed to take CASH'S offer.
CASH signs and show proof of funds to the tune of like a kabillion dollars sitting offshore.
So far all good, meet several times with CASH and agent; CASH loves the place, discuss all sorts of simple improvements, in short all looks normal.....................so you know that this deal is about to go to hell faaaast...
And this is how faaast is;
Having a peaceful day playing golf kicking my brother's ass on a bright sunny Saturday morning when I get the "CALL".
The " CALL" goes like this; Jav we need to meet, when can we meet "face to face".......
My "WTF" meter goes off the chart and I just know that the cash that CASH has is actually from a Nigerian prince that they met on Craig's list......
I meet with CASH, CASH explains that they have had a cash setback (shows official looking papers) and promptly flies to meet with the Nigerian oil minister.
I try and contact CASH (this is where it gets even weirder) CASH picks up call, we have a pleasant conversation....CASH assures that they want home and will be flying back from wherever the heck you find Nigerian oil minsters/princes/heirs.
In Short, NO CASH....but I have sold the place for the 7th time and yes it was not cash...CASH.

May.......What a month!
As I mentioned yesterday I've been busy and I was just going to recap the goings on of this month when someone stepped into my office with the topic de jour.......LOAN MODIFICATION.
And of course they had signed up with a "save your home, we mean it" agency that took 1,750.00 to "modify" their loan.
Now they could have used that dough to keep the mortgage current but we'll skip that point.
Before you sign up with these agencies do yourself a favor; try this first.
Reach out to your lender, discuss your situation and see what options are available.
Reach out to your insurance company, review your policy and see if there are any savings available.
Reach out to your taxing authority, review you accessed value and see if it is correct.
Remember, loan modification is based on the concept that the "current value" is less then what you owe.
So that same concept applies to Insurance and Real Estate taxes.
When I reviewed the file that I mentioned above, I was able to reduce their payment over 350.00 just by reaching out to insurance/taxing authority.
Could not save them the 1750.00 but they left with some hope that they could keep their home.
Moral of the story; do your homework before you sign up.
(you know, one of my pet peeves "personal responsibilities")
