There is lots of truth to this story, in the lower end price spectrum it is very competitive.
Buyers are competing for a limited inventory against investors who are driving up prices.......

Hey I've heard this before.

To be continued....................

Tornadoes, Pirates and Pink Dolphins.......

Because of all these things; I (your faithful Realtor) was bumped from National TV last weekend. But through the miracle of TV, we will be on the Today Show this Saturday "live".

Don't miss it, I will pronounce that the big thud you heard about a month ago was the bottom of the market...or at least that is what I think I said.

Let me be very clear on this; not all segments are at their bottom.
Condos still have a bit to give (but not much in good buildings) and BIG tickets still have some room.

But as in all cycles; good areas are getting super tight, so if you are ready to buy do it sooner then later.

Listen up kids, you have about 6 months if you are trying to beat the market...and in truth I think you want to wrap up any purchases by July 09'

You heard it here first......Plus I want to take the end of the year off!

I'm not a Realtor,

But I play one on TV................

Going big time, If you want to see your friendly neighborhood Realtor on NATIONAL TV, tune in tomorrow for the Nightly News on NBC.

They will follow it up with The Today Show next Saturday.

So you ask "how did you score this gig"?

Well it's because of all of my aggressive marketing, savvy personal relations folks, sheer brilliance in the Field of Real Estate and stunning good looks.....................wait for it..................

I bought and sold the Reporter her first home.

True funny story about our first encounter.
I was showing property and I had a listing across the street from my showing.
I notice that an attractive young lady is looking at my sign and begins to dial my number.

I told my folks, hold on, crossed the street and stood behind said Lady (this being Miami, I do not recommend this as I could have been tazered).

When my phone rang I answered right beside her with some witty words...or at least I think I did as I surely scared the hell out of her.

Thank god she had not acclimated to Miami yet (from Atlanta) and was not fully armed.

I said "see how good I am , you ring and I appear" and as they say the rest is TV history.

Actually, we did a very positive story on how first time home buyers can afford to purchase in this current market....or at least that is what I think the story was about.

Truth is, until it airs I have not a clue....

Why I like Old People.......

Closed one of my Condo Listing last week and the deal went smooooth (just like a 18 year old single malt).

No one bitched, complained, postured...nada just a nice, simple deal between to civil folks who had never met.

The deal was done over the phone, all paperwork was cool; hell, I met the agent for the first time at Closing. (this agent does not apply to the "when you should retire" rant) Was a pleasure to work with.

So why did this go well?

Both Buyer and Seller were......how should I say this.....let's just say they were mature.

Old folks like me were brought up with some different standards, held up to different standards..so here goes the rant!

We were NOT the center of the universe, we did not always win, if we were not good at something we were not told it was just OK to participate.

You either won or you lost......ties didn't count, it was like kissing your sister (which is OK in Tennessee).

Our MOM's did not need a @#$%^& book to tell them how to parent, if we misbehaved we got whacked with that book, simple as that.

In short we were not brought up as sniveling, little weanies that think they deserve a @#$%^& medal/honor/prize/reward for showing up to work on time for 3 days straight, or doing their job.

Oh and don't get me started on "taking responsibilities", "personal ownership" in short "man up".

GROW UP, GET SOME NADS.....

Oh and BTW "GET OFF MY LAWN"

That's why I like old people..
