OK, so after several sleepless nights and several attempts to solve/prove "anonymous" square ft theory; I have come to the conclusion that "anonymous" is full of CRAP!!!!!!
This began a couple of days ago when someone left a comment on my "sq ft this" blog outlining a mathematical theory that disproved my sq ft myth.
After having a good laugh (on my behalf) I found out that a very good friend was sad that no one ever reads my blog, nor comments; so he felt compelled to be funny.......and cause me to have insomnia.
Not only is he (he is a he) full of it, he was also "corriendo me una maquina"
Translation in inglish.......he was yanking my chain.
So as of now my "SQ Ft myth" still stands.....you cannot apply math to art....

Square Foot...THIS!
OK, so if you read my rants (and if you do, you need a hobby) by now you know that I DO NOT believe in a Buyers market EVER!!!!
Add "The Square Foot pricing myth" to my list of Real Estate whatevers......
The story goes like this.
Listed a really cool home in South Gables; as you can see on the link, sweet property but not very big square foot wise.....so as soon as the listing hits I get an email from an agent being a bit sarcastic (and you know who you are) with and I quote "sweet as key lime pie, smooth as a well made mojito...AND AT 507 a sq ft it's a bargain"
Agent's point is that I am crazy for listing at 500 a ft and I should be listing at the current sq ft pricing in the hood (around 275 a ft)....which led to....
MY REPLY; and I quote "Are you @#$%^&* Crazy"?
Simply put MR BIG SHOT Real estate agent guy, build me this home, on this lot TODAY for under a Mil.....YOU CAN'T, not today, not tomorrow and not ever....
Truth is Sq Ft pricing works when you have "Harmonious" product to compare, such as homes in a development with catchy names like "Lakes of the Oceans with Water Views Estates" that are located in "East Naples" and have been landlocked since the beginning of time....
OR
"Hot, Single and Smoking Cool People Condo" in the up and coming district.....
OR
"Custom Estate Home" MacMansion on busy roads.........
If that's what you are Buying/Selling then by all means Price to square foot, I highly recommend it
BUT
When you have cool, unique homes on large lots in a great location with kick ass curb appeal........
I say "SQUARE FT THIS!"
Oh BTW; sales went up in Feb.

Offers and then some........
Tough day in the 305 yesterday, should have avoided the "black cat" on the morning run.
Was working 5 offers in the beginning of the day and they went to hell in this order:
9:15am; "Sorry Jav, they have decided to look in the Gables" which led too....
9:48am; "Because of all the structural damage on report, we withdraw our offer" which rolled right into....
10:32am; "I will present short sale offer this morning, but I really have no idea what is going on" which flowed into...
11:41am; "sorry but the deal I had on their place fell apart this morning and I cannot present offer" which just to complete my day......
12:24pm; "Jav the bank is expecting another offer and will not respond to you" which just pushed me over the @#$%^& deep end...
12:52pm; I fired back, "well tell the lender that our offer is off the table" which led to the final insult....
12:53pm; from lender and I quote..."HAHAHAHA"
2pm: called it a day, went home and hid under the covers.......
Not all news was bad, housing starts went up and the market gained some coin.

Why I love this town..........
The Magic City has always been a special place but our ability to be the "Scam Capital" of the USA truly makes us ESPECIAL.......
Latest scam is "Short Sale Fraud", we're not taking about the basic; hey why don't I short sale to a family member and then quit claim the deed back to myself kinda scam.........to easy.
NO, we here in this great Republic we call "Mee-am-mi" have found a new creative way to defraud lenders.
It goes something like this:
Short sale transactions are being solicited whereupon a third party is involved and title is transferred to a third party usually by Quit Claim Deed, warranty Deed, and followed by a second transaction at a higher price.
The third party short sale transactions "appear to have elements attempting to defraud the mortgage holder of the initial seller" which is being satisfied based upon the representations set forth in the documentation of the initial transaction.
"OF COURSE IT HAS ELEMENTS OF FRAUD" why else would they be doing it.......
Not even Short Sales are sacred anymore...........can't wait for the Foreclosure Dough to start rolling in.
God how I love this town........................

B..I....N...G...O..... so did I Win?
Turned in an offer to buy a home last Monday, fair number, pre approved customer, slam dunk you would think. Ha! this is MIAMI where nothing is what it appears or in this case disappears....like my offer.
After 10 phone calls, 6 emails (CCing everyone) and several pleads where I sounded like a little bitch...nothing, nada, zippo.
Where does Bingo come in, last Friday the property goes Pending sale......
So did I win or is the @#$%^&* Realtor just another inconsiderate boob?
I vote Boob, just retire, give up the license and find something else to do that does not involve common courtesy...
